Staircasing Flyer V2

You can buy another share of your property (called ‘staircasing’) at any time after the first anniversary of the original purchase. Only one ‘staircasing’ is allowed in any twelve month period. Shares can be bought in multiples of 25% and you can work your way up in stages or go from 25% to 100% in one transaction.

Selling Your Share

When you have decided you want to move on and wish to sell your share of the property, in accordance with your Exclusive Occupancy Agreement, the Association will either join with you in a sale of the property or allow you to sell your share on the open market subject to reasonable conditions the Association may require. The Association is unlikely to pursue the option to buy back your share.

On receipt of your notification that you wish to sell your home we will arrange an inspection of the property to determine if there are any outstanding major repair items. Any works identified as a result of these inspections will need to be rectified prior to the settlement date of your sale.

Selling Procedure

  • First, you must serve us written notice that you want to sell your share.
  • We use an informal valuation to give the seller an idea of the likely price of the share, this figure is based on recent sales of similar properties if available.
  • We arrange for an inspection of the property to identify any outstanding major repairs.
  • We carry out a financial appraisal and decide which option we wish to pursue.
  • We will notify you of our decision within 10 days of carrying out the inspection.  


Joint Open Market Sale Procedure

  • The property is to be sold jointly on the open market for the best price that can be reasonably obtained and the free proceeds divided proportionately.
  • The Association will contribute to the cost of the Home Report. It will be your responsibility to arrange and pay for the HomeReport and the Association will reimburse you for its percentage of the cost once we have confirmation that the invoice has been paid.
  • A surveyor accredited by Royal Institution of Chartered Surveyors (RICS) must carry out the Home Report.
  • All advertising fees will be borne by you and each party will be responsible for paying their own legal fees.
  • If you wish to proceed, please provide the Association with a copy of the completed Home Report along with details of your solicitor and keep us advised of progress.
  • When you receive an offer for the property you should advise the Association. If the offer is acceptable, we will instruct our solicitors, BTO Solicitors, 48 St Vincent Street, Glasgow, G2 5HS to liaise with your solicitor to progress the sale.

IMPORTANT UPDATES DUE TO ONGOING CORONAVIRUS PANDEMIC

Due to the ongoing coronavirus pandemic, we have made the following change to our services:

Payments

If you need to make a payment and are able to make it online with your Allpay card please visit www.allpayments.net/allpayments/. Alternatively please call us on 01224 202900 and a Customer Service Officer will take your payment.

There are various ways you can pay your rent and other charges to Grampian depending on your preferences. Please note that we no longer accept any cash payments in our offices, however you may still pay by cash using Allpay, as below.    

Direct Debit

Direct Debit is a quick and hassle-free way to make payments direct from your bank account. Simply complete this form, return it to us and we will set this up with your bank.

For Direct Debits, we will automatically update the bank of your new charges following the annual charges review on 1st April each year.

If you wish to amend the amount for a current Direct Debit, please contact your Housing Officer. 

Standing Order

Standing Orders are another easy way to make payments from your bank account, however you must set up and request any amendments directly with your bank. 

Simply complete this form and take it to your bank so they can set this up.
You must include your tenancy sequence number so we can match up the payment.

Allpay

Register for an Allpay card to take advantage of a range of convenient payment options:

  • Callpay - phone our office on 01224 202900 to make a secure and easy payment using a debit or credit card. 
  • Telephone (Allpay direct) – Phone Allpay’s secure payment line 0844 557 8321 to pay by debit or credit card. The service is available 24 hours a day, 7 days a week with automatic online authorisation.
  • PayPoint - pay at your local Post Office or any shop or outlet displaying the “Paypoint” logo.  For further details visit consumer.paypoint.com/.  Payments by debit /credit card, cheque or cash can be accepted.
  • Online - To make a payment online visit www.allpayments.net/allpayments/
  • Allpay App - Customers with Apple or Android smartphones can make payments using the allpay App, a secure mobile application available to download free of charge from the Apple App Store and Google Play. There is a brief registration process. The service is available 24 hours a day, 7 days a week.  For further information visit www.allpay.net/allpay-payment-app.

Order a new Allpay card / replacement card

To order your Allpay card please email [email protected] with the following details:

  • your full name (include title - Mr/Mrs/Miss etc);
  • your address;
  • address of the property where the card should be sent (if different from your address);
  • let us know if you are requesting a new card or replacement one.

  

Having difficulty paying your occupancy charge and/or other charges?

If you are having difficulty paying your occupancy payment and/or other charges or you are in arrears, don’t delay, get in touch with the Sales Team on [email protected]. We can agree payment arrangements. If you are having problems managing your money or are having difficulties with Housing Benefit, then staff are available to offer practical advice and assistance.
