Statement by the Scottish Government
The Scottish Government have today, 29 January 2021, announced the closure of the Help to Buy Affordable New Build scheme (i.e. the main scheme) in 2021-22. The final date for receiving applications for the main scheme for settlements in financial year 2021-22 is Friday 5 February.
The Help to Buy Smaller Developers Scheme in 2021-22 will remain open.
All Help to Buy applications approved so far for 2021-22 will be funded and any settlements delayed into next financial year as result of Covid-19 will also be covered. Both the main scheme and the smaller developers scheme will remain open to applications for settlements which will complete in financial year 2020-21.
The scheme will continue to accept new applications for the main Help to Buy (Scotland) scheme up until 6pm on Friday 5 February.
Any applications for the main scheme received after this deadline will not be accepted.

The Scottish Government's Help to Buy (Scotland) Affordable New Build Scheme helps first-time buyers and current owners purchase a new build home through a shared equity agreement.
The Help to Buy (Scotland) scheme helps you buy a new-build property from a participating house builder with a loan of up to 15% of the property price from the Scottish Government. Buyers must be able to fund at least 85% of the purchase price of a selected property through a combination of mortgage and a minimum of 5% deposit (if one is required by their lender).
The maximum threshold price for the Help to Buy (Scotland) Affordable New Build Scheme is £200,000.
If you are 60 or over you do not have to take out a mortgage. However, you should maximise your contribution by using your full house sale proceeds (minus any reasonable expenses such as legal, estate agency fees and removal costs). You must also demonstrate a housing need to move which should include at least one of the following:
- under occupation - living in a property which is too large and need to downsize
- property no longer suitable to meet your needs - can no longer manage the stairs etc.
- support - need to move closer to family or friends that provide care and support
The Scottish Government receives its percentage back when you sell or if you choose to buy out the Government Equity Stake.
